Crack Monitoring Service

The age of a foundation, and status of a crack are important factors in determining the structural integrity of the foundation.  The origin of a crack can be the result of a variety of actions influencing the foundation.  There are many degrees of cracks.  

  • Small cosmetic cracks may be the result of natural settlement and no additional movement can be expected; therefore no repair is necessary. 
  • Larger critical cracks can be an indication of additional forces acting on the wall.  These cracks would require repair. 
  • Long-term stress on a foundation can elevate a cosmetic crack to a critical crack if left unattended for a prolonged period of time. 

There are several ways to address foundation movement.

  • Calling a basement repair company is the first response for most individuals.  Many recommended repairs cost several thousand dollars and don’t address the root cause of the problem.  The visual components of the problem will be corrected; however, the condition that created the problem is often ignored, allowing the potential for a recurrence. 
  • Another way to address foundation cracks is by monitoring.  This will provide verifiable information that can aid in determining the stability of the foundation walls, which in turn will allow you to take the appropriate action.

In conjunction with our Foundation Evaluation, CMJ Engineering offers a Crack Monitoring Service. 

  • We will install crack monitors on the cracks in question.
  • Upon installation, we will provide a report complete with photos specifically identifying the exact location of the crack monitors. 
  • We will come to your home quarterly, for the period of one year to monitor the status of the cracks.  
  • After each quarterly inspection you will receive a written update, with photos, documenting the condition of the foundation walls. 

If you are considering selling your home, this service is transferable to the new homeowner, with your written consent.
